I’m Julien Drieu, and Downtown Miami is one of three corridors, alongside Brickell and Edgewater, where I spend most of my time right now. Downtown is earlier in its cycle than Brickell and building at a bigger scale than almost anywhere else in the city: a true supertall skyscraper going up on Biscayne Boulevard, a fast-filling Arts & Entertainment District just north of it, and the best transit access in Miami tying it all together. Downtown spent years as the place people worked and Brickell as the place people lived. That is changing fast. New residential towers, branded residences, and a genuine cultural core along the bay have turned Downtown into a place buyers are choosing on its own terms, often at pricing and availability that Brickell passed a cycle ago.
What pre-construction actually means for you
When you buy pre-construction, you are buying from the developer off a floor plan and a set of renderings, often years before you get the keys. That sounds risky until you understand how it actually works, and then it starts to look like an advantage.
You lock in today’s price and spread your deposits over a schedule as the building goes up, instead of paying everything at once. Buying early in a launch often means the lowest price a unit will ever carry. You also get first choice of floor plans, views, and lines, the ones that sell out first. By the time a building is finished and everyone can see it in person, the best units are usually gone and resale prices are higher.
The trade-off is patience, and trust in the developer, the brand, and the numbers behind the project. That is where I come in.
How I help you buy pre-construction in Downtown
I keep this personal. You work with me directly, not a rotating team of assistants, from the first call through closing.
It usually starts with a conversation about what you are actually trying to do: a primary home, a pied-a-terre, or a unit to hold and rent out. I will tell you honestly which of the current Downtown launches fit that goal, where I think the value is, and which ones are worth moving on now versus waiting out. Then I get you access. A lot of the strongest pricing and the best units in these towers move during private, invitation-only release phases before anything goes public, and having a relationship with the sales teams is how you get into those rooms. I review the developer, the deposit schedule, the floor plans, and the fine print with you so you know exactly what you are committing to before you sign anything. When it is time, I handle the reservation and contract and stay with you through every deposit milestone until delivery.
For the money side, financing, taxes, and how you should hold the property, I bring in the right specialists: a mortgage broker who does foreign-national and pre-construction loans, a CPA who works with international clients, and a real estate attorney. I coordinate them so you are not managing four different people at once.
The Downtown towers I follow closely

- Waldorf Astoria Residences Miami, the supertall rising at 300 Biscayne Boulevard, set to become Florida’s tallest tower and Miami’s first true supertall, with 360 branded residences above a 205-key Waldorf Astoria hotel.
- 14 ROC Miami, a 31-story, 283-residence tower filling in the Arts & Entertainment District between Downtown and Edgewater, already reported to be roughly half sold ahead of finishing construction.
- Delano Residences Miami, PMG’s second Downtown supertall, a 90-story, 421-residence tower rising one block from Waldorf Astoria at 400 Biscayne Boulevard, the first Delano-branded residences anywhere.
Two very different plays on the same corridor: one a globally branded landmark, the other a smaller-footprint tower built for first-time Miami buyers, investors, and international buyers who want a foothold without committing to a half-floor residence. Why Downtown, specifically
A few things I point out to buyers comparing Downtown against Brickell or Edgewater:
Downtown has the best transit in Miami, full stop. The free Metromover loops through the district, Brightline runs high-speed rail out of MiamiCentral to Fort Lauderdale, West Palm Beach, and Orlando, and Metrorail and Tri-Rail connect through the same station. For a buyer who wants to live without depending on a car for everything, this is the clearest answer in the city.
Downtown also has the cultural core: Perez Art Museum Miami and the Frost Museum of Science sit side by side in Maurice A. Ferre Park on the bay, the Adrienne Arsht Center anchors the performing arts, and Bayfront Park gives you green space right on the water. That is not something Brickell or Edgewater can match.
And Downtown is earlier in its cycle. Miami Worldcenter alone is reshaping the north end of the district with a 27-acre mixed-use footprint, and the Arts & Entertainment District, where 14 ROC is rising, is filling in fast between the established core and Edgewater’s bayfront towers. For buyers who missed the early pricing in Brickell, Downtown is where I am steering the conversation right now.
Buying from abroad
A large share of the buyers I place in these towers are not from the US. Pre-construction is a natural fit for an international buyer, because the long build timeline gives you room to arrange financing, decide how you will hold the property, and plan your move without rushing any of it.
