Brickell right now is one of the most active pre-construction markets in the country. There are more than twenty new condo projects in some stage of planning or construction in this small pocket of Miami, and the names attached to them are the reason buyers fly in from all over the world. This is where you find branded residences from Nobu, Dolce & Gabbana, Cipriani, Baccarat, Waldorf Astoria, Mandarin Oriental, St. Regis, and now SIRO by Kerzner. Buying one before it is built is a different process than buying a finished condo, and it rewards having someone on your side who does it often.
What pre-construction actually means for you
When you buy pre-construction, you are buying from the developer off a floor plan and a set of renderings, usually years before you get the keys. That sounds risky until you understand how it works, and then it starts to look like an advantage.
You lock in today’s price and put your deposits down over a schedule as the building goes up, instead of paying everything at once. In a market that keeps moving, buying early in a launch often means the lowest price that unit will ever carry. You also get first pick of the floor plans, the views, and the lines that sell out first. By the time a building is finished and everyone can see it, the best units are usually long gone and the resale prices are higher.
The trade-off is that it takes patience and it takes trust in the developer, the brand, and the numbers. That is exactly where I come in.

Here is how it usually goes. We start with a call about what you are trying to do: a home to live in, a pied-à-terre, or a unit to hold and rent. A lot of the strongest pricing and the best units in these towers move during private, invitation-only release phases before anything is public, and having a relationship with the sales teams is how you get into those rooms. I review the developer, the deposit schedule, the floor plans, and the fine print with you so you know exactly what you are committing to. When it is time, I handle the reservation and the contract and stay with you through every deposit milestone until delivery.
For the money side, financing, taxes, and how you should hold the property, I bring in the right specialists: a mortgage broker who does foreign-national and pre-construction loans, a CPA who works with international clients, and a real estate attorney. I coordinate them so you are not managing four people at once.
