Miami Pre-Construction Update: November 2026

Every month I go through the Miami pre-construction news so you do not have to. October was a month of real progress on the ground, not just renderings. Here is what I noticed, what I think it means, and what I am watching in November. If you have not read last month’s edition, it is here.

What moved in October

Mandarin Oriental Residences, Brickell Key. The tower broke ground on October 1. For buyers who have been waiting to see a shovel in the dirt before they commit, that milestone matters. I wrote up the project in more detail on my Mandarin Oriental page.

Villa Miami, Edgewater. Haute Residence reports that Villa Miami topped out at 56 stories at the end of October. A topped-out tower is a different conversation than a sales gallery. You can see the building, and so can your lender and your family. My page on the project is here, and if you are weighing Edgewater more broadly, start with my Edgewater guide.

Fouquet’s Hotel & Residences, Miami Design District. According to Haute Residence, demolition and construction permits were filed in the last week of October and were still pending issuance when they last checked. Filing is not approval, so I treat this as a step forward and not a start date. I will tell you when the permits are issued.

EDITION Residences, Edgewater. The developer reportedly settled with owners of the neighboring Biscayne 21 building. I have not seen the terms and I will not guess at them. What I will say is that disputes between neighbors are one of the things I ask about on any project I show you.

St. Regis Residences, Sunny Isles Beach. A construction loan package was announced for the project at the end of October. Lender commitment is one of the signals I look for, because it tells me serious institutions have looked at the numbers.

What the Q3 closings data says

The Q3 2026 Corcoran numbers, as summarized by Manhattan Miami, give a useful snapshot of the resale side. In the Miami Beaches area there were 670 closings, up 13 percent from a year earlier, with listed inventory down 16 percent. On the Coastal Mainland, which includes Brickell and Downtown, there were 751 closings, up 8 percent, with inventory down 4 percent.

My read: more closings and less inventory than a year ago is a healthier picture than the headlines suggested last spring. Both areas were down from the second quarter, though, which is normal for summer. This is one quarter of data for one source, not a forecast. Resale numbers also do not tell you how any single pre-construction building will perform.

What I am watching in November

First, whether the Fouquet’s permits get issued. Second, how Villa Miami moves from topping out to interior finishes. Third, which of the branded projects in Brickell, Downtown and Coconut Grove release new inventory. If you are comparing buildings, my best pre-construction condos list and my buyer’s guide to pre-construction are good places to start.

Buying from abroad

A lot of my clients are French, European or Latin American, and I work in English, French and Spanish. If that is you, my guide for foreign buyers covers the process step by step. I also keep a French-speaking agent page and a Spanish-speaking agent page.
