Tula Residences North Bay Village: A Boutique Waterfront Tower

The First New Condo Here in Over a Decade

North Bay Village sits on Biscayne Bay between Miami and Miami Beach, and it has not seen a new condo building delivered in a long time. Tula Residences is about to change that. The tower topped out at the start of October, and delivery is expected in the third quarter of 2027.

I like this one for a simple reason. It is small. Instead of a few hundred units, you get a boutique building, and the people I talk to who want waterfront without a crowded lobby usually end up here.

About the Building

Tula Residences is at 7918 West Drive on Harbor Island. It rises 21 stories and holds 54 homes, two to five bedrooms, with penthouses on the upper floors. The architect is M77R, a Miami firm, and the interiors are by Shannon Farrell Design. Reporting describes every residence as a corner home with wraparound terraces, so you get bay and skyline views from your own outdoor space.

The amenity floor is on the sixth level. Reported features include a resort-style pool deck with private cabanas facing the bay, a fitness center, a sauna, a great room with a fireplace, a private dining room, a screening room, a waterfront lounge, and 24-hour concierge.

The developer is Bayshore Grove Capital, led by Vivian Dimond, working with Pacific & Orient Properties. Sales are handled by Brown Harris Stevens, and Compass Development Marketing Group recently joined to market the remaining residences.

Location

North Bay Village puts you a short drive from Miami Beach, the Design District, and Downtown, with the causeway as your main route in and out. It is quieter than the city and closer to the water. If you are comparing it with Brickell or Miami Beach, I wrote a head-to-head guide that covers the trade-offs.

Who Tula Fits

This building works for a buyer who wants a second home with real space and a view, but not the scale of a big branded tower. It also suits families who want more bedrooms than most Brickell buildings offer, and buyers who like the idea of a smaller community. You should know the trade-off: it is a quieter area with fewer walkable restaurants than Brickell or the Grove.

Work With Me

I am not the developer or the listing broker for Tula. What I can do is walk you through the building, compare it honestly against other options, and represent your interests as your buyer’s agent, in English, French, or Spanish. For the wider picture of what is launching and breaking ground right now, see my October pre-construction update.
