A New Tower Fills the Gap Between Downtown and Edgewater

Downtown Miami’s Arts & Entertainment District has been the quiet in between zone for years, past the financial towers of Brickell, short of the bayfront rush in Edgewater. 14 ROC is one of the projects changing that. It is a 31 story residential tower rising at 125 NE 14th Street, and it is already reported to be roughly half sold ahead of finishing construction, which tells you something about where buyer demand in this part of Downtown is heading.

About the Development

14 ROC is developed by 14th Street Miami Investments LLC, an affiliate of Russell Galbut’s GFO Investments, in partnership with Cervera Real Estate handling sales. Architecture is by RSP Architects, with interiors by March and White Design and landscape design by Urban Robot Associates. The tower is reported at 31 stories with 283 residences, running from studios up to two-bedroom layouts. Vertical construction began in mid-2026, with delivery expected within the next couple of years.

Location and Neighborhood

The site sits in the Arts & Entertainment District, the pocket of Downtown wedged between Miami Worldcenter and Edgewater, just north of the Signature Bridge project. It is walkable to the Adrienne Arsht Center for the Performing Arts and the Perez Art Museum Miami, and it will eventually sit near The Underdeck, a planned public park proposed for the land beneath I-395. The Residences

Reported unit types run from compact studios up through two-bedroom homes, which is a different play than the half-floor towers going up nearby in Edgewater. Amenities are reported to include a rooftop pool, a coworking lounge with private meeting rooms, a fitness center, yoga and wellness space, and a few lifestyle extras like a podcast studio and a karaoke room.
