Downtown’s Second Supertall, and the First Delano Anywhere
Miami already has one supertall going up on Biscayne Boulevard. Now it has two. Delano Residences Miami is planned for the lot right next to PMG’s Waldorf Astoria Hotel & Residences, a 90-story tower that will carry the Delano name into residential real estate for the first time anywhere in the world. If the Waldorf Astoria site convinced you Downtown is building at a different scale than the rest of the city, this is the building that confirms it.

About the Development
Delano Residences Miami is being developed by PMG (Property Markets Group), the same team behind the neighboring Waldorf Astoria tower, in partnership with Ennismore, the hospitality group behind the Delano brand. It’s the first-ever Delano-branded residential building, taking a name known for decades at the Delano Miami Beach hotel and putting it on a Downtown high-rise for the first time. The design team includes architect Carlos Ott and CUBE 3, with interiors by Meyer Davis. The tower is reported at 90 stories and just over the 984-foot threshold that defines a supertall building. PMG Residential is handling sales in-house, and the launch opened in spring 2026 with 421 residences, in layouts from studios up to three bedrooms. Ryan Shear of PMG has said the building will likely take about five years to complete once construction starts in earnest.
Location and Neighborhood
The site sits at 400 Biscayne Boulevard, a 1.2-acre parcel one block from the Waldorf Astoria site, right in the heart of Downtown’s Biscayne corridor. You’re a short walk from Maurice A. Ferre Park, the Pérez Art Museum Miami, and the Adrienne Arsht Center, and the free Metromover and Brightline’s MiamiCentral station are close enough to use without a car. The Residences and Amenities
Interiors are planned with Italkraft custom kitchen cabinetry, Sub-Zero and Wolf appliances, Waterworks bathroom fixtures, and fully built-out closets, with smart home systems throughout. Some residences are reported to include a deeded, glass-enclosed private office suite, fully furnished, a feature that’s shown up at a few other Downtown and Brickell towers this cycle for buyers who work from home part of the time.
The amenity program leans into the Delano name. There’s a public observation deck, reported as the first of its kind in Miami, a cantilevered glass floor roughly 850 feet up with views out over Downtown and the Atlantic. Above that sits a Sky Pool around 800 feet in the air, plus a wraparound resort-style pool deck lower in the building. The Delano Rose Bar, reimagined from the original Miami Beach hotel, and Cafe Delano, an all-day restaurant, handle food and drink, alongside a members’ club with its own cultural programming. Wellness is branded as The Source by Delano: treatment rooms, sauna, steam room, cold plunge, and a fitness center with a dedicated movement studio.

Who This Building Is For
A brand-first supertall like this tends to draw buyers who want the name and the amenity program as much as the address, alongside investors betting on Downtown’s trajectory the way early buyers did in Brickell a decade ago. The studio-to-three-bedroom range also means it works for a solo pied-a-terre buyer and a family buying a primary residence, not just one type of buyer.
