Most of the buyers I work with are not from here. They are coming from Paris, Geneva, Brussels, Montréal, or somewhere in Latin America, and they are trying to buy in a market that works nothing like the one back home. Doing that in a second language, on a fast clock, with money on the line, is stressful. It does not need to be. When your agent actually speaks French, understands where you are coming from, and has done this many times with buyers exactly like you, the whole thing gets calmer.
Why working with a French-speaking agent actually matters
It is not about small talk. It is about the parts that cost you money when they get lost in translation.
The Miami buying process is different from France or Canada. The role of the agent, how offers work, what a condo association can ask of you, how closings run through a title company, the timelines, the paperwork: all of it is unfamiliar the first time. When I can explain each step to you in French, you understand exactly what you are signing and why, instead of nodding along and hoping. That is where mistakes happen, and that is what I remove.
I also know the questions French and European buyers actually ask, because I get them every week. How do I move funds. What can I do as a non-resident. What happens with financing if I do not have US credit. Who handles the tax and legal side. I have a clear answer for each, and a network of professionals I trust behind me for the parts that are not my job to advise on.
How I work with French-speaking buyers
I keep it personal. This is a boutique operation, not a call center, so you work with me directly the whole way through.
A typical process looks like this. We start with a call, in French, where you tell me what you are trying to do: a home to live in, a pied-à-terre, a rental investment, or a pre-construction unit to hold. I tell you honestly what is realistic for that goal and where I think the value is right now. Then I pull the right buildings and neighborhoods for you, walk you through them (in person or by video if you are still abroad), and once you find the one, I run the offer and the closing and keep you informed at every step.
For anything touching money, taxes, financing, or how you should hold the property, I bring in the right specialist: a mortgage broker who does foreign-national loans, a CPA who works with international clients, and a real estate attorney. I coordinate them so you are not chasing four different people in a language you are still learning.

The Miami markets I cover
I focus on the luxury and international side of Miami: Brickell, Downtown, Coconut Grove, Coral Gables, Miami Beach, Bal Harbour, Sunny Isles, Key Biscayne, and Pinecrest. That covers everything from a glass tower in the financial district to a waterfront house under the trees.

La plupart des acheteurs que j’accompagne ne sont pas d’ici. Ils viennent de Paris, de Genève, de Bruxelles, de Montréal ou d’Amérique latine, et ils achètent sur un marché qui ne fonctionne pas du tout comme chez eux. Faire ça dans une deuxième langue, vite, avec de l’argent en jeu, c’est stressant. Ça ne devrait pas l’être. Quand votre agent parle vraiment français, comprend d’où vous venez, et a déjà fait ça de nombreuses fois avec des acheteurs comme vous, tout devient plus serein.
Pourquoi un agent francophone change vraiment les choses
Ce n’est pas une question de bavardage. Ce sont les détails qui vous coûtent cher quand ils se perdent dans la traduction.
Le processus d’achat à Miami est différent de la France ou du Canada. Le rôle de l’agent, la façon dont les offres fonctionnent, ce qu’une copropriété peut vous demander, comment les signatures passent par une société de titre, les délais, les documents : tout est nouveau la première fois. Quand je peux vous expliquer chaque étape en français, vous comprenez exactement ce que vous signez et pourquoi, au lieu d’acquiescer en espérant que tout ira bien. C’est là que les erreurs arrivent, et c’est justement ce que je vous enlève.
Je connais aussi les questions que les acheteurs français et européens posent réellement, parce que je les entends chaque semaine. Comment transférer les fonds. Ce que je peux faire en tant que non-résident. Ce qui se passe pour le financement sans historique de crédit américain. Qui gère la partie fiscale et juridique. J’ai une réponse claire pour chacune, et un réseau de professionnels de confiance derrière moi pour les sujets qu’il ne m’appartient pas de conseiller.
Comment j’accompagne les acheteurs francophones
Je reste proche de vous. C’est une approche boutique, pas un centre d’appels, donc vous travaillez directement avec moi du début à la fin.
En général, ça se passe comme ça. On commence par un appel, en français, où vous me dites ce que vous cherchez : une résidence, un pied-à-terre, un investissement locatif, ou un bien en pré-construction à conserver. Je vous dis honnêtement ce qui est réaliste pour cet objectif et où se trouve la vraie valeur en ce moment. Ensuite je sélectionne les bons immeubles et les bons quartiers, je vous les fais visiter (sur place ou en vidéo si vous êtes encore à l’étranger), et une fois le bien trouvé, je gère l’offre et la signature en vous tenant informé à chaque étape.
Pour tout ce qui touche à l’argent, à la fiscalité, au financement ou à la façon de détenir le bien, je fais appel au bon spécialiste : un courtier en prêt pour non-résidents, un expert-comptable habitué à la clientèle internationale, et un avocat immobilier. Je les coordonne pour vous, pour que vous n’ayez pas à courir après quatre interlocuteurs dans une langue que vous apprenez encore.
