I’m Julien Drieu, and Edgewater is one of the neighborhoods I watch most closely right now. This stretch of Biscayne Bay, just north of Downtown and south of the Design District, has turned into one of Miami’s most active pre-construction corridors. If you want to buy into one of the new bayfront towers here before it’s finished, I can get you in early and walk you through the whole process.
A few years ago Edgewater was a quiet, mostly overlooked pocket of the city. That has changed. Developers with real track records are building here now, architects are getting more ambitious with the towers going up on the bay, and buyers who missed the early pricing in Brickell are looking at Edgewater as the next stretch of waterfront worth getting into early.
What pre-construction actually means for you
When you buy pre-construction, you’re buying from the developer off a floor plan and a set of renderings, often years before you get the keys. That sounds risky until you understand how it actually works, and then it starts to look like an advantage.
You lock in today’s price and spread your deposits over a schedule as the building goes up, instead of paying everything at once. Buying early in a launch often means the lowest price a unit will ever carry. You also get first choice of floor plans, views, and lines, the ones that sell out first. By the time a building is finished and everyone can see it in person, the best units are usually gone and resale prices are higher.
The trade-off is patience, and trust in the developer, the brand, and the numbers behind the project. That’s where I come in.
How I help you buy pre-construction in Edgewater
I keep this personal. You work with me directly, not a rotating team of assistants, from the first call through closing.
It usually starts with a conversation about what you’re actually trying to do: a primary home, a pied-à-terre, or a unit to hold and rent out. I’ll tell you honestly which of the current Edgewater launches fit that goal, where I think the value is, and which ones are worth moving on now versus waiting out. Then I get you access. A lot of the strongest pricing and the best units in these towers move during private, invitation-only release phases before anything goes public, and having a relationship with the sales teams is how you get into those rooms. I review the developer, the deposit schedule, the floor plans, and the fine print with you so you know exactly what you’re committing to before you sign anything. When it’s time, I handle the reservation and contract and stay with you through every deposit milestone until delivery.
For the money side, financing, taxes, and how you should hold the property, I bring in the right specialists: a mortgage broker who does foreign-national and pre-construction loans, a CPA who works with international clients, and a real estate attorney. I coordinate them so you’re not managing four different people at once.
The Edgewater towers I follow closely
I keep detailed pages on the buildings I watch here, so you can start your research before we even talk:
- Aria Reserve Edgewater, Melo Group’s twin waterfront towers on Biscayne Bay, one of the projects that put Edgewater’s current wave on the map.
- ELLE Residences Edgewater, the fashion brand’s first-ever residential tower, fully finished and furnished turnkey delivery.
- Villa Miami, the Terra and Major Food Group bayfront tower, a rare residential collaboration from the team behind some of Miami’s best-known restaurants.
- LILLI Edgewater, OKO Group’s newest bayfront tower, rising beside its own finished building, Missoni Baia, with a wellness-focused design from Adrian Smith + Gordon Gill.
If you want the bigger picture of the neighborhood first, my Edgewater neighborhood guide covers what it’s actually like to live here, day to day, beyond the construction cranes.
Buying from abroad
A large share of the buyers I place in these towers are not from the US. Pre-construction is a natural fit for an international buyer, because the long build timeline gives you room to arrange financing, decide how you’ll hold the property, and plan your move without rushing any of it. If that’s you, two guides are worth reading first: how to buy Miami real estate as a foreign national and financing a Miami property as a non-resident. We can also do the whole process in French or Spanish if that’s easier for you.
Let’s talk
Call or WhatsApp me at (786) 238-0927, or email julien@globaltyinvestment.com. Tell me what you’re looking for on the Edgewater bayfront and I’ll tell you, straight, which of the new towers are worth your time. No pressure, no script.
A note on the deposit, financing, tax, and ownership topics above: I am a licensed real estate agent, not a CPA, tax advisor, or attorney. This page is general information, not tax, legal, or financial advice, and it creates no liability for me or Luxe Miami Realty. Pre-construction terms, deposit schedules, timelines, and pricing are set by each developer and change often, and every buyer’s situation is different, so please confirm the specifics of any building and anything tax or legal with the developer, a qualified CPA, and an attorney before you act. I’m glad to connect you with trusted professionals in my network.
