A New Bayfront Tower From the Team Behind Missoni Baia
LILLI is the newest tower to join Edgewater’s bayfront skyline, and it comes from a developer who already has a finished building right next door. OKO Group, led by Vlad Doronin, delivered Missoni Baia a couple of years ago. LILLI rises directly beside it at 717 NE 27th Street, on Biscayne Bay.

About the Development
LILLI is developed by OKO Group, with architecture by Adrian Smith + Gordon Gill, the firm behind some of the more distinctive curved towers going up in Miami right now. The design takes its cue from the lily flower, and it shows in the softened, curving facade rather than the flat glass box you see on a lot of new towers.
The building is reported at 53 stories with 117 residences, a mix of one to four bedroom homes plus penthouses, all facing the bay, Miami Beach, or the skyline. Sales launched in 2026, and the Miami Urban Development Review Board approved the design with an unusually warm reception. I keep exact delivery timing off this page for now since OKO has not published a firm completion date I can point to with confidence.
What Makes It Different
LILLI leans hard into wellness, more than most towers in this part of town. The amenity program is organized around a handful of themes: movement, recovery, nourishment, and connection. Reported features include a dedicated wellness and longevity director, infrared saunas, cold plunge pools, a treatment room, a movement studio, and a rooftop saltwater pool, on top of the usual waterfront lounge and fitness spaces.
That focus puts LILLI in the same conversation as a few other wellness-driven buildings I work with in Miami, but LILLI is the one actually sitting on Biscayne Bay in Edgewater, next to a building the same developer already delivered. That track record matters more than it sounds. Buyers considering pre-construction want to know the developer finishes what they start, and OKO can point at Missoni Baia standing right there.
Location and Neighborhood
LILLI sits on the water in Edgewater, the bayfront stretch just north of Downtown that has turned into the most active new-construction corridor in the city. From here you are close to the Design District, Midtown, and Wynwood, with an easy run south to Downtown and Brickell.

The Residences
Homes range from one to four bedrooms, plus penthouses, with interiors built around custom millwork, marble finishes, European kitchen appliances, floor to ceiling glass, and oversized private terraces meant to work as real outdoor living space.

Beyond the wellness program, reported amenities include more than 15,000 square feet of interior amenity space and over 6,600 square feet outdoors, a waterfront garden and bayside lounge, a pet spa, a bike room, and a rooftop pool. The building is designed to function like a private wellness retreat that happens to include your home.
