Aria Reserve is one of the projects Edgewater buyers ask me about most. It sits directly on Biscayne Bay, it is a twin-tower development billed as the tallest waterfront residential towers of its kind in the country, and unlike a lot of what gets announced in this market, it is real and delivering. The first tower is finished with owners already closing, and the second is right behind it.

About the Development

Aria Reserve is developed by The Melo Group, a Miami family firm that has built a large share of the Edgewater and Arts District skyline. The towers were designed by Arquitectonica, with interiors by Morada Haute Design and landscape by ArquitectonicaGEO.

As reported, the development is two towers rising more than 60 stories each, with a combined total of around 782 residences. It is located at 725 NE 24th Street in East Edgewater, right on the water. The project has been widely reported as the tallest waterfront residential twin towers in the United States, which gives you a sense of the scale and the views on the higher floors.

Here is the part that matters if you are actually buying. The South Tower is complete and closings are underway, and the North Tower is reported to deliver in 2026. This is not an early pre-construction bet with a groundbreaking still years away. It is a finished and finishing product you can walk.

There is also a reported third phase, sometimes referred to as Aria Reserve Skyclub, proposed nearby on NE 24th Street. That one is still in early planning with no confirmed timeline, so I keep it general here. If you want the latest on it, I track it and can tell you where it actually stands.

Location and Neighborhood

Aria Reserve sits in East Edgewater, the bayfront stretch that has become one of Miami’s most active luxury condo neighborhoods. You are on Biscayne Bay with open water views, minutes from Downtown, Brickell, the Design District, and Wynwood, and a quick drive over the causeways to Miami Beach.

Edgewater’s appeal is simple. You get real waterfront and brand-new construction at a more residential pace than Brickell, with a bay walk, parks, and a growing list of restaurants. The Residences

Residences at Aria Reserve run from one to four bedrooms, with layouts that step up through the building into larger sky residences and penthouses on the top floors. The design leans into the setting: floor-to-ceiling glass, wide terraces, and direct bay and ocean views from most of the homes, since the towers sit right on the water rather than behind another building.

I keep exact unit sizes, floor plans, and pricing off this page on purpose. Those move as inventory sells and as resales come up in the completed tower, and I would rather give you confirmed numbers for the specific units that fit you than post a figure that is out of date. Amenities

Amenities are a big part of the pitch here, with more than two acres of amenity space across the development. Reported features include a semi-Olympic lap pool and a separate lounge pool, poolside daybeds, a full wellness spa with sauna and steam, a fitness center and yoga space, and a private water sports marina with direct access to the bay walk.

Beyond that, the plans include tennis, basketball, and paddle courts, a meditation garden, a kids’ playground and splash pad, a dog park, a movie theater, club and game rooms, a business center, and food and beverage space overlooking the bay, with valet and a 24-hour attended lobby. It is built to function like a resort you happen to own a home in.
