The Residences at Mandarin Oriental, Miami sit at the southern tip of Brickell Key, rising over Biscayne Bay at the entrance to Downtown Miami. Project Status, October 2026
This page was refreshed on October 14, 2026, because the project has moved from the planning stage to the building stage. Here is what the public record shows.
- The original Mandarin Oriental hotel on the site closed on May 31, 2025.
- The old hotel and its parking structure were taken down by controlled implosion on April 12, 2026. Debris removal followed.
- A groundbreaking for the new hotel and residences was reported in early October 2026.
- The developer’s stated completion target is 2030. That is a target, not a guarantee, and schedules can shift.
If you are comparing this against other Brickell Key or Brickell projects, the timeline matters. This is a longer horizon than some of the towers already under construction nearby, and I am glad to walk you through how that fits your plans.
About the Development
The project is developed by Swire Properties, the same developer behind Brickell Key itself and Brickell City Centre. Architecture is by New York’s Kohn Pedersen Fox (KPF). It is part of a larger vision on the southern tip of the island that pairs the residences with a renewed Mandarin Oriental hotel and a resort-style podium connecting the amenities.
The plan has two towers:
- South Tower. 66 stories with 228 private residences, with interiors by the Parisian designer Tristan Auer.
- North Tower. A shorter tower with 70 private residences, 28 Hotel Collection residences, and 121 hotel guest rooms, with interiors by Laura Gonzalez.
A shared podium carries more than 100,000 square feet of amenity space, according to reports on the project.
Location and Neighborhood
Brickell Key is a private, guard-gated island connected to the mainland by a single bridge, so you get a pocket of calm and security moments from the energy of the financial district. The residences sit at the island’s southern tip, surrounded by water on three sides, with views of the bay and the skyline. You still have Brickell’s restaurants and Brickell City Centre within minutes, and the airport is roughly 15 to 20 minutes away.
The Residences
The homes are designed around KPF’s light-filled architecture and refined European interiors, with floor-to-ceiling glass framing the water. Floor plans, sizes, and finishes are released to registered buyers, and I can send you the current set privately.

A resort-style podium connects the towers and holds the amenity program. Highlights include:
