About the Development

Edge House Miami is being built by Grupo T&C, a Peruvian development group making its entrance into the Miami market with this project. Architecture is by Kobi Karp Architecture & Interior Design, one of the more prolific names in South Florida towers, with interiors by Adriana Hoyos Design Studio.

The tower sits at 1825 NE 4th Avenue in Edgewater and is reported to rise 649 feet, with most current sources citing 57 stories. It cleared Miami’s Urban Development Review Board in the fall of 2025, and by the middle of 2026 the project reached a real construction milestone: the foundation pour was completed in a single continuous operation, reported at more than 7,000 cubic yards of concrete delivered by hundreds of trucks over more than thirty hours. The building is now moving into vertical construction. Completion has been reported for the fourth quarter of 2028. I keep that date general, as always, because schedules on towers this size shift as construction progresses.

What Makes It Different

Edge House sits inland in Edgewater, on the western side of the neighborhood near Biscayne Boulevard rather than directly on the bay. Edgewater itself has become the most active new-construction corridor in the city, with the Design District, Midtown, and Wynwood minutes away, Downtown and Brickell a short drive south, and the causeways to Miami Beach close by.

Layouts run from studios through three-bedroom homes, each delivered fully finished and furnished, so the unit you see in the renderings is the unit you get on day one. Reports on both have varied as the developer has refined the offering, and pre-construction pricing tends to move in phases as a building sells. Edge House is planned across two amenity levels plus a skyline deck, built to support both full-time living and the rental side of the building. Reported features include a resort-style pool deck with separate active and tranquil pools, a wellness center with treatment rooms and a yoga studio, a full fitness facility, co-working space and a podcast studio, a golf putting green, a children’s playground, indoor and outdoor lounges, and a lobby lounge with bar and coffee service.

It is a wider and more service-oriented amenity package than you typically see at this price point in Edgewater, which fits the building’s positioning: a turnkey product that has to work as well for a management program as it does for a full-time resident.
