The Standard has been putting its stamp on hospitality for decades, and its first Miami residential project, in Midtown, sold well enough that a second one was only a matter of time. That second project is here now, rising on the Miami River in Brickell, and construction is not just underway, it is moving fast. The towers topped off in January and the building’s architectural crown went up this summer.
I track pre-construction in Brickell closely, and a hotel brand with real staying power moving onto the riverfront, sharing a podium with a second tower, is worth a look if you want something that will read as more lifestyle-driven than the typical glass box. About the Development
The Standard Residences, Brickell is developed by Newgard Development Group and Two Roads Development, in partnership with The Standard, with architecture by Arquitectonica and interiors by GOOD.RICH working alongside The Standard’s own in-house design studio. The tower sits at 690 SW 1st Avenue as part of One Brickell Riverfront, a larger project that will eventually include three towers along the Miami River next to Brickell City Centre. Right now, two towers are under construction sharing a common podium: The Standard Residences, reported at 45 or 46 stories depending on the source, and a sister tower called LOFTY Brickell. Reported unit counts for The Standard building also vary slightly by source, either 407 residences plus 32 penthouses or 422 residences total, in layouts from studios up to two-bedroom homes. Whichever figure ends up exact, this is a substantial tower, and it is the brand’s second standalone residential project in the United States after Midtown Miami. Delivery is reported for 2027.
Where Construction Stands Right Now
This is not a project still waiting on approvals. The developers reported securing roughly half a billion dollars in construction financing in late 2025, the towers officially topped off in January 2026, and by this summer crews were installing the building’s architectural crown, the kind of visible milestone that tells you a tower is entering its final phase rather than its first. If you have been waiting to see real progress before committing to a pre-construction purchase, this is further along than most of what is currently selling in Brickell.
Location and Neighborhood
The site sits directly on the Miami River, immediately next to Brickell City Centre, with The Underline’s linear park and South Miami Avenue’s restaurant row both an easy walk away. It is a different feel than the towers set back from the water closer to Brickell Avenue: you get river views, a quieter immediate address, and still a five-minute walk into the middle of everything Brickell offers. The Residences and Amenities
Interiors carry nine-foot ceilings and imported porcelain flooring throughout, with The Standard’s design studio bringing its usual point of view rather than a generic luxury template. The amenity program leans hard into the brand’s hospitality roots: a wellness spa with a hammam, sauna, steam room, cold plunge, and experience showers, a 45th-floor rooftop pool looking out over Biscayne Bay and the skyline, and a 10th-floor level with a full fitness center, yoga and Pilates and dance studio, a bowling alley, a private screening room, and a pet spa. The Standard Club Lounge and Cafe covers day-to-day socializing, there is outdoor dining with private summer kitchens for entertaining, and a co-working lounge with private Zoom rooms handles the buyers who work from home part of the year.
