Right next to The Standard Residences Brickell, sharing the same podium and the same river frontage, sits a second tower built for a different kind of buyer. LOFTY Brickell is fully furnished, unit by unit, and licensed specifically for short-term rental. If you have been asking me about a Brickell condo you can actually put to work when you are not using it, this is the building I bring up first.

Construction is not a question mark here either. The towers topped off in January and reached full architectural height by June. I track this site closely because two towers going up together, on the same schedule, from the same team, tells you something about how seriously this project is being built.

About the Development

LOFTY Brickell is developed by Newgard Development Group and Two Roads Development, with architecture by Arquitectonica, the same firm behind its sister tower. Interiors are by INC. The building rises 44 stories with 362 residences, studios up to two-bedroom homes, along with penthouses and low-rise penthouses. It sits at 99 SW 7th Street on a 1.6-acre site that is part of One Brickell Riverfront, right on the Miami River next to Brickell City Centre, with a direct connection to The Underline linear park. Delivery is targeted for August 2027, and more than one source now describes construction as running ahead of that schedule.

What Makes LOFTY Different From a Typical Brickell Tower

Most pre-construction buildings in Brickell are sold as primary residences or straightforward investment units. LOFTY was designed around a different idea from the start: every home comes fully furnished and is licensed for short-term rental, so an owner who is not in Miami year-round has a real path to renting the unit out rather than leaving it sitting empty. That is a meaningful distinction if you are buying from abroad and want the property working for you between visits. It is also why LOFTY and The Standard Residences next door, while sharing a podium and an architect, end up appealing to somewhat different buyers. Where Construction Stands Right Now

The developers reported securing roughly half a billion dollars in construction financing for the whole One Brickell Riverfront project in late 2025, both towers topped off together in January 2026, and by June crews had installed the architectural crown, the kind of milestone that marks a building’s final construction phase. This is well past the point where a pre-construction purchase is a bet on whether the project gets built. It is being built, on the river, right now.

Location and Neighborhood

The site sits directly on the Miami River, next to Brickell City Centre, with The Underline’s linear park connecting straight into the property and South Miami Avenue’s restaurant row an easy walk away. A private marina on site means the water is not just a view, it is something you can actually use. The Residences and Amenities

Every home at LOFTY comes fully furnished, which simplifies both moving in and renting out. The amenity program, at roughly 40,000 square feet, includes a private marina, a resort-style pool deck, a fitness center, a spa, a cigar lounge, and co-working spaces built for buyers who split their time between Miami and somewhere else.
