Coral Gables has a neighborhood guide on my site, but until now it had no building pages. Alhambra Parc is where I am starting, because it is a new downtown project that has just moved from announcement to construction financing.
What Alhambra Parc is
Alhambra Parc is a mixed-use project at 33 Alhambra Circle in downtown Coral Gables. The reported plan is eight stories on a site of about an acre, with condominium residences alongside retail and office space in the same building. The developers are MG Developer and Vertical Developments. The architect is Bellin & Pratt Architects, interior design is by Carlos Guevara, and the amenity spaces are designed by Ray Jimenez of Raymond Nicholas.
Scale matters here. Eight stories is not a Brickell tower. For buyers who want a new building in Coral Gables without a high-rise feel, that is the point.
Where it stands today
In June 2026, the developers closed a construction loan of $100 million with Benmark Capital, arranged by Berkadia, as reported by The Real Deal, Florida YIMBY, Commercial Observer and others. Financing is a real milestone, but it does not guarantee a delivery date, and I am not going to give you one. No completion date has been confirmed in the coverage I have seen.
One thing I want you to know up front. Published sources disagree on the residence count. Recent coverage says 74 residences, while earlier marketing materials cite 78. Mixes and counts often shift as a project is refined, so before you rely on any number, I will confirm the current plan directly with the sales team.
The residences and amenities
The residences are reported as one, two and three bedroom homes plus penthouses, with terraces. Marketing materials describe two rooftop decks with a pool, spa and outdoor kitchens, a garden space, a fitness center, a business center with coworking space, a residents’ lounge and a children’s playroom. As with any pre-construction project, amenities are a plan, not a promise, and they can change as the design is finalized.
Why Coral Gables, and why this location
Alhambra Circle sits close to the Miracle Mile and the restaurants and offices of downtown Coral Gables. If you want to walk to dinner, work close by, and still be minutes from the University of Miami and Coconut Grove, that is the appeal. Coral Gables has a strong sense of its own character, and new condo projects in its downtown are not something you see every year. That is part of why I am tracking this one.
Who it makes sense for
Buyers who want a primary residence or a second home in Coral Gables with a modern building and a manageable scale. Buyers moving from Europe or Latin America who want a quiet, established, tree-lined city rather than a beach or a financial district. And buyers who like pre-construction and are comfortable waiting while the building goes up.
It may not suit you if you need to move in soon, or if you want a waterfront view. I will tell you honestly if I think another building fits your goal better.
