A Finished Building in a Neighborhood Full of Cranes

Most of what I write about in Coconut Grove right now is still on paper: groundbreakings, construction loans, delivery dates a couple of years out. Arbor is different. It has its certificate of occupancy, people are already living there, and only a handful of homes are left. If you want new construction in the Grove without a two or three year wait, this is one of the few options on the table today.

It also has a real story behind it. The project stalled years ago under a previous developer, went through foreclosure, and sat unfinished until Isaac Kodsi and his company, Ark Capital Group, bought it in 2023 and restarted construction. Kodsi passed away in 2025 during the final stretch of the build, and his daughter Camilla Kodsi, working alongside her uncle Dan Kodsi, saw the project through to completion. That is not a detail I include for color. It matters to some buyers to know a building actually got finished, and finished well, after a rocky start.

About the Building

Arbor Residences sits at 3034 Oak Avenue, a five story boutique building just north of CocoWalk in the heart of Coconut Grove. It was designed by Behar Font & Partners and holds 45 residences total, a mix of two bedroom plus den and three bedroom, two bath layouts. Interiors feature high ceilings, floor to ceiling windows, natural wood finishes, and Bosch appliances.

Building amenities include a rooftop terrace, a pool deck, a fitness center, 24 hour concierge, and valet service.

The building received its certificate of occupancy earlier this year, with move-ins already underway. As of this summer, reporting put the building at around 80 percent sold, with remaining available residences starting at roughly $1.8 million. Sales and marketing for the building are handled by Cervera Real Estate. Pricing and availability move quickly on a building this close to sellout, so treat any figure here as a starting point and confirm current numbers with me directly.

Location and Neighborhood

Oak Avenue puts you a short walk from CocoWalk’s restaurants and shops, and from the rest of what makes the Grove one of Miami’s most walkable, tree-covered neighborhoods. It sits close to newer projects like The Well and The Lincoln, and to established favorites like Four Seasons Private Residences, so if you are comparing options in the Grove, Arbor is worth putting on the list alongside them. Who Arbor Fits

This building suits a buyer who wants a genuinely new home, not a resale, but does not want to wait years for one. It works well for a primary residence in a quieter, more residential part of Miami, for a lock and leave second home close to the water and to the airport, and for buyers who put real weight on being able to walk the finished building and unit before they commit, rather than buying off a rendering.
